why use a realtor?
Why work with a Realtor? There are many reasons. Much like any other licensed professional (doctors, lawyers, teachers), Realtors have studied real estate, passed a certification exam, agreed to a strict set of ethics, and spend their days learning about and working in real estate. Therefore, Realtors can make the process easier, faster, and more enjoyable.
It's certainly possible to buy and sell without the services of a Realtor, but be aware that there will almost always be a Realtor on the other side of the table representing the other party. Much like you're able to represent yourself in court, it's possible, but may not be the best option.
Further, Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it may not be in your best interest to consider a deal in real estate without the professional assistance of a Realtor.
